About Us:
MAS Management LLC and related entities own and operate as principals, shopping centers and multi-tenanted office properties in Alabama, New York, North Carolina, and Texas. We now operate in six major metropolitan markets:
1. Birmingham, AL
2. New York City metropolitan area (including Long Island)
3. Roanoke Rapids, NC
4. Dallas/Fort Worth Metroplex, TX
5. Houston, TX
6. San Antonio, TX
We have been principals in the real estate business for over 30 years.
We control:
· 9 properties in San Antonio (7 shopping centers, 1 mixed retail/office property, and 1 office property)
· 5 properties in Houston (5 shopping centers)
· 2 properties in Dallas/Fort Worth area (2 shopping centers)
· 9 properties in New York City (1 retail store front property in Manhattan, 1 mixed retail/office property in Manhattan, 6 retail store front properties in the Bronx, and 1 residential property in Brooklyn)
· 1 property in Birmingham (1 shopping center)
· 1 property in Valley Stream (Long Island) (1 shopping center)
· 1 property in Roanoke Rapids (1 shopping center)
Our total portfolio includes 28 properties (17 shopping centers, 7 urban retail store front properties, 2 mixed retail and office properties, 1 office property, and 1 residential property). We have acquired 14 new properties since July 2004 and have other purchases pending.
Our Acquisition Strategy:
Our plan is to double our current real estate holdings by 2011. We have significantly added to our capital base by the addition of new principals, partners, and joint venture relationships.
We are seeking properties in both our existing and new markets. Our portfolio is currently concentrated around 6 major metropolitan area markets: New York City, Birmingham, Roanoke Rapids, San Antonio, Houston, and Dallas/Fort Worth. Our strategy is to continue increasing our property purchases in our home markets and reaching out to new areas within Texas, New York, and the Carolinas.
We will also seek out new opportunities in other markets in the Southwest, Southeast, and where special situations arise in other regional areas. Ultimately, our goal is to build a portfolio of properties within a specific regional area. Our expansion program can handle large portfolio purchases.
Management:
We self manage most of the properties in our portfolio. All real estate management and development decisions are controlled through our New York City office to insure strong internal controls. We maintain a satellite office in San Antonio, Texas.
San Antonio Market:
In the San Antonio market we own & manage 389,705 square feet of total rentable space which includes 126 tenants. We have 368,301 square feet of retail space under management and 21,404 square feet of office space. There are 107 retail tenants and 19 office tenants.
We rank 10th in the total number of retail tenants managed and 13th in the total number of retail square footage managed in San Antonio based on the San Antonio Business Journal Book of Lists for 2005.
Other Texas Markets:
In the combined Houston and Dallas/Fort Worth markets we own & manage 214,414 of total rentable space which includes 79 retail tenants.
Total Texas Market Holdings:
In the Texas market combined we own & manage 604,089 square feet of total rentable space which includes 205 tenants. We have 582,685 square feet of retail space under management and 21,404 square feet of office space. There are 186 retail tenants and 19 office tenants.
NYC Metro Market:
In the New York City & Long Island markets combined we own & manage 216,248 square feet of total rentable space which includes 60 tenants. We have 113,888 square feet of retail space, 100,000 square feet of office space, and 2,360 square feet of residential space under management. There are 56 retail tenants, 2 office tenants, 1 residential tenant, and 1 parking lot tenant (parking lot square footage included with retail space).
North Carolina Market:
We entered the North Carolina market in mid-2007 with a bang, purchasing the Premier Landing development in Roanoke Rapids. In total we own & manage 125,438 square feet of total rentable space which includes 28 retail tenants.
Alabama Market:
We entered the Birmingham, Alabama market in mid-2007 with the purchase of the Shoppes at Greystone shopping center in the Hoover. In total we own & manage 9,750 square feet of total rentable space which includes 4 retail tenants.
All Markets:
Our total real estate holdings include 955,525 square feet of total rentable space (831,761 square feet retail, 121,404 square feet office, and 2,360 square feet residential). We have 297 tenants (274 retail, 21 office, 1 residential and 1 parking lot).
